A magnificent detached property with gardens of over an acre, panoramic views and direct water access, situated on one of the most prestigious waterside addresses in the South West.
Benefitting from glorious water views, the house has been designed to take full advantage of the wonderful vista, with large full height windows and balconies facing towards the Carrick Roads (Fal Estuary).
On the ground floor, there is an entrance hall, with an attractive slate floor, which leads to the reception rooms. The entrance hall opens into a fabulous wide hallway with a curved wall of floor-to-ceiling windows which look out to a terrace and to the marvellous outlook. There is a spacious sitting room, with a wood burner and a marble fire surround, that links with a garden room with breath-taking views. With bifold doors on one side and French doors on the other, the garden room can be opened up to create a seamless indoor/outdoor space. Newly fitted and designed by Unfitted Kitchens, the stylish kitchen has a range of fitted units which are well-designed to maximise storage space, as well as granite worktops, a kitchen island with an oak worktop. Completing the ground floor is a very good-size utility room, a pantry, a useful laundry room with a Butler sink, and a cloakroom.
The first floor is divided into two halves, both accessed by separate staircases, with two bedroom suites at each side. One staircase leads to a wide landing which has another curved wall of floor-to-ceiling windows facing towards the magnificent water views. The large bedroom at the far end has the benefit of a stylish, newly fitted ensuite with walk-in rain shower and twin basins. A glass door from the bedroom leads out to a very spacious balcony, ideally placed to enjoy the far-reaching views across the Carrick Roads. There is another large bedroom in this half of the house, also with wonderful views, with an elegantly presented, newly fitted ensuite bathroom.
The Client Brief:
The owners of this property had purchased it as two houses and it had been recently refurbished to a very high standard into one house. They approached Elaine and asked her to specify the interior to be able to let as a luxury holiday let, they wanted “the best rental in Cornwall” as they had decided not to use it for themselves after the refurbishment.
The brief was given the go ahead in mid-October and with the tight timeline of 100% complete by mid-December to fully furnish every room and re-decorate a lot, which was tight, this does normally mean that budgets and choices are pushed. Some constraints of the main living room meant it was difficult to be able to seat 8-10, so a bespoke skinnier sofa was needed.
Elaine took the view into consideration for all rooms and the look is very refreshing. A mixture of soft blues and pinks with water views and greens in the woodland views. 95% was fully installed before the end of November just leaving some snagging to get done in earlier December. At this point, out of the blue, the owners had an offer on their main house and needed to change plans to no longer let this and move into this one in the New Year. Although the house had been designed to suit the luxury holiday market for 8-10 people, it now needed to scale down to 3 people, the clients brief no longer applied and they would need to amalgamate their sold house with this one.
